Imagine waking up with Lake Windermere as the backdrop and nature as the soundtrack. Throughout the summer holidays, we pitch a very limited number of 5m bell tents where you and your guests can enjoy the picturesque lakeside setting in the heart of the Lake District National Park. This is true off-grid living with the benefit of being surrounded by the beauty of the estate.
From our own experience, sleeping everywhere from 5-star luxury to the back of vans, there’s nothing quite as comfy, cosy and satisfying as sleeping under canvas. Located on the western side of Lake Windermere on Grubbins Point, we offer a bell tent camp. The tents include fitted carpets and waterproof groundsheets but are unfurnished. Beyond that, you are welcome to provide all the little luxuries to make your stay more comfortable and of course the essentials of a sleeping mat, sleeping bag, pillow and a torch.
Our camping offering with pre-erected bell tents is purposely stripped back and is intended to be a basic and affordable accommodation option for those looking for short stays in order to enjoy our watersports and other activities. We’d like to manage everyone’s expectations by clarifying that this is not ‘glamping’ and should not be seen as a luxury accommodation option. Our intended guests are those who are happy to be off-grid, enjoy a digital detox and prioritise lake views over plugging in their gadgets! You’ll need to bring all your own food and cooking equipment.
We offer free parking, portaloos and a communal group shelter but beyond this our USP is the million dollar view! There are wheelbarrows onsite to help move your kit from the car park to your bell tent.
Activities on the estate include clay pigeon shooting, archery and axe throwing, watersports, off-road driving, boat tours and bushcraft experiences. If and when you venture beyond the estate, you’ll be well-placed to visit a number of local attractions, lovely restaurants, lakeshore trails, some great pubs and breweries and pretty towns and villages like Hawkshead and Ambleside.

What you should bring.
- Sleeping mat or inflatable mattress and bedding
- Torches are a good idea if it’s not a full moon
- Cooking equipment
- Food and drink
- Whatever you need for personal hygiene without showers
- Power bank if you need to charge your phone without electricity
- A sense of adventure!
We try to keep rules to a minimum, but there are some …
- Leave no trace; we request that you leave the space as tidy as when you arrived
- No amplified music
- Absolute quiet between 11pm and 8am
- All rubbish to be removed
- No naked flames inside the bell tents
- Please don’t barbecue directly on the grass
- Sorry! No dogs allowed.
- There’ll be one parking space available for each bell tent, in the car park
- 5m bell tents comfortably sleep 4 adults, or 2 adults and up to 4 children
You’re welcome to check in from 3pm on your arrival day. We ask that on the day you leave us, you do so by 10am. For guests arriving after 5pm, please let us know in the notes section when booking.
